Am I required to make my property available to Section 8?
It varies on municipality. -

Yes, we are a licensed real estate and property management company with broker registered in the state of Ohio. -
Can I reach you after hours?
Yes, For emergencies or by appointment. -
Can you put the money directly into my account?

Do I get to see the lease or sign it?
Yes, buy state law you, the tenant, and our company all sign -
Do you sell real estate too?
Yes, our real estate side of our company can handle sales and purchases -
How and when do I get my checks?
ACH deposits start on the 15th of every month -
How is rent collection handled?
Our system allows us to collect rent in various different ways, ACH, credit card, cash payments can be made at local retailers -
How long of a lease do you sign?
Our lease is typically 1 year however it can be for a shorter duration if requested by the owner. -
How much security deposit do you charge the tenant?
1 months rent -
How soon can you start managing my property?
As soon as we have a meeting whether through zoom call or in person where we will go through all the documents, pricing ect… if we are a fit for you and you for us then we will send the documents electronically to be filled out and we will get started bringing your properties onboard. -
What type of properties do you manage?
Single family, multi family as of right now we don't do student housing ,associations, commercial properties, or HOAs. -
What type of reports do I get and how often?
With our system you can collect reports whenever you want just by logging on to your owner portal, we will also send them quarterly. -
What is the duration of your Property Management contract?
60 days. We believe that if cannot achieve a good working relationship, our partnership should end sooner than later. -
What are your insurance requirements?
We require owners to add Great Move Property management as “additionally insured” on your homeowners insurance policies and have a minimum of $1,000,000 of liability insurance with $2,000,000 in the aggregate. -
Will I pay 60% of the first month’s rent if you take over properties that are already leased?
No. 60% covers the time marketing and vetting tenants for a vacant property. -
What is your markup on materials?
There is no markup on materials. We only charge for labor. -
What if my property needs a new roof or a large renovation of some kind?
We outsource jobs over $2,500 with zero markup. We charge for meeting contractors at the job site, additional visits if needed and then returning to verify proper job completion before you pay for the balance of the job. -
Do you charge for inspections?
Yes. We charge the same hourly rate (by the minute) for inspections that we do for repairs. If we need to spend time documenting many violations it will take longer than if the home is still in pristine condition. -
Will I be charged for an eviction?
We charge to post notices and there will be additional charges if we must appear in court. If you need an attorney, we will recommend a couple and they will bill you directly.
